How we rank a record

Two questions decide a record's value for a 504 first lien: is the purchase still ahead of permanent debt, and is the buyer an owner-operator inside the box. A county index that shows a deed and no deed of trust is evidence; a deed of trust recorded on the closing day ends the conversation.

One record is a lead. Two independent records on the same owner and address is a qualified window.

Before the purchase closes

Weeks to ninety days out

Records a public body creates because the owner needs its approval.

Approved purchase and incentive agreements

State economic-development awards and city or county agreements that commit a named operator to buy and occupy an existing building, with the capital investment stated.

Licence applications at a hotel changing hands

A pending state alcohol or lodging application in the buyer's name, filed before or around closing, dates the handover of an existing flagged hotel.

At closing, while the financing is still open

Zero to ninety days

The purchase is recorded but the permanent structure, renovation, or brand improvement plan is still ahead.

Deed recorded with no deed of trust

The county index carries the deed and no lien from the buyer. We search the buyer's name, then run a control name that does return closing-day liens, so a clean result means something.

All-cash and bank-sold purchases

A seller's broker stating an all-cash close, or a bank deeding a property straight to the operator, marks a purchase where no permanent lender is in place yet.

State lodging and sales-tax permit handoffs

Every hotel that changes operator files a new state permit at the same address. Read against the prior holder, it dates the change and names the new operating company.

Owner-user purchases outside the hotel lane

County sale records and assessor files that show an operating business buying the building it trades from, with the use still recorded against the parcel.

A lender is already on the record

A deed of trust recorded at closing, or a CDC or bank crediting itself publicly, means the financing decision is made.
